40 Holborn Viaduct

Independent waterproofing design for the deep basement levels under the Eric Parry-led redevelopment at 40 Holborn Viaduct, Nuveen Real Estate, with Gleeds as PM.

40 Holborn Viaduct is a City of London redevelopment led by Eric Parry Architects for Nuveen Real Estate. CLW was appointed as the independent waterproofing designer for the deep basement levels, working alongside Gleeds as project manager.

The performance target was BS 8102:2022 Grade 3, applied to a deep basement on a constrained City plot, the kind of below-ground works where ground water regime, basement geometry and the structural sequence all set the boundary conditions for waterproofing decisions long before any product is selected. Risk assessment and design philosophy were developed against those constraints first, with system selection following from them rather than driving them.

The commercial point on a scheme of this depth is that the design rationale has to survive the basement’s full operational life, not just satisfy the warranty provider at completion. That is what independent design, written down and defended in writing, is for.
